Reliance Commercial Secures $36.6M Off-Market Industrial Sale in Truganina

Reliance Commercial has successfully transacted 185 Leakes Road, Truganina in a tightly held off-market deal for $36.6 million — further reinforcing the strength and strategic importance of Melbourne’s western industrial corridor.

The significant development site, located adjoining Amazon’s future data centre, was secured on a 10-day settlement, highlighting both the depth of buyer demand and the scarcity of large-scale industrial opportunities within Truganina.

The purchaser, Al Jasser Group, expands its existing footprint in the precinct, already owning the adjoining site at 100 Palmer Road. The acquisition consolidates one of the most strategic landholdings in the area and positions the group for substantial future development.

Why This Transaction Matters

Large, contiguous parcels of industrial land in Truganina are becoming increasingly rare. With industrial vacancy rates across Melbourne’s western suburbs remaining below 2%, and prime warehouse rents recording double-digit annual growth, competition for premium sites continues to intensify.

The corridor benefits from:

  • Direct access to the Princes Freeway and Western Ring Road
  • Close proximity to the Port of Melbourne and Melbourne Airport
  • Ongoing infrastructure investment
  • A rapidly expanding workforce catchment

These fundamentals continue to attract strong national and offshore capital into the region.

A Strategic Off-Market Outcome

Sunil Kumar of Reliance Commercial, who negotiated the transaction, said the sale underscores the limited supply of premium industrial land in Truganina.

“This is one of the last remaining premium industrial sites of scale in Truganina. Large, contiguous parcels in this location are exceptionally rare, and buyer demand remains extremely strong for strategic holdings of this calibre.”

The off-market nature of the transaction further reflects the importance of relationships, buyer networks and strategic positioning in delivering high-value outcomes.

“Strategic sites like this rarely come to market. The level of enquiry we experienced reflects continued confidence in Melbourne’s western growth corridor and the long-term fundamentals of the industrial sector.”

Economic Impact and Future Growth

The site is earmarked for large-scale industrial warehouse development, with strong pre-commitment interest anticipated once formally launched. The development is expected to create over 700 jobs, supporting employment growth and long-term economic expansion across Melbourne’s western suburbs.

With this transaction, Reliance Commercial continues to demonstrate its strength in delivering high-value industrial outcomes and facilitating strategic development across one of Victoria’s most dynamic growth corridors.
